Tenant Documentation & Financial Requirements

To secure a tenancy in accordance with Dubai’s rental regulations, prospective tenants must provide specific documentation and meet all financial obligations. This section outlines the essential paperwork, upfront costs, and compliance requirements needed to complete the leasing process smoothly and efficiently.

  • Valid Emirates

  • Salary certificate or employment contract

Expected Costs

  • Security Deposit:  5% or 10% of annual rent (Unfurnished/Furnished)
  • Agency Fee: 5% of annual rent + VAT 
  • Ejari Registration: AED 220 (Government fee) 
  • DEWA Deposit: AED 2,000–4,000 (Based on property type) 
  • Chiller Deposit: If applicable (Varies by developer)
